FAQs

Have you got a question about Primrose Garden rooms?

Not usually. Our rooms are designed to meet the requirements of Permitted Development where rights exist. If you live in an area where Permitted Development rights are withheld, or you require a garden room design that does not comply with Permitted Development rules, we can prepare and submit a application for planning approval on your behalf.

Our availability varies but we can typically start within just a few weeks if required.

Our rooms are made on site, from start to finish. Typically we will need three weeks to build your garden room. We provide a programme like the one below so you can see what activities are planed each day.

We serve London, Hertfordshire, Buckinghamshire, Bedfordshire, Middlesex, Surrey and will consider other areas.

We recommend a minimum of 0.4m for buildings with an internal area of up to 15m2. Buildings over 15m2 need to be 1m from the boundary or be made from substantially non-combustible materials.

None! At Primrose, we want to make it as convenient as possible to have a garden room installed. That means we are happy to take on the associated works that other companies do not want to help with. Whether its a shed to be removed or tree stump to grind out. We will include this as part of our service to you.

We regularly build garden rooms where there is no side access and all materials have to be taken trough the house. If this applies to you, don't worry, we will make it happen in the most efficient way possible and are not precious about having lots of space.

Only to make the final electrical connection at the fuse board. We have a chemical WC delivered for our team and do not need to come inside. When it is time to connect the power, we will arrange a time with you for our electrician to come inside.

Unlike many garden room suppliers, we include the final connection and issuance of an electrical test certificate as standard. Why? Because we believe that asking clients to pay extra for the final connection is not fair. Already have a suitable power supply locally? Great, we will give you a credit.

We use galvanised piles which have low environmental impact and are a suitable foundation for all soil types. They are particularly useful in avoiding damage to nearby root systems. Existing concrete bases can be utilised subject to survey.

We mainly use Western Red cedar and Siberian larch cladding with a service life of 30+ years if left untreated. The EDPM roof membrane has an expected service life of 50 years!

Yes! Unlike others, we offer a truly bespoke service so there no problem in building our rooms to fill the available space. This means you will not be left with dead space behind the garden room, we can build to follow the property boundaries and make the most of the space available in your garden.

Our treated floor joists are suspended just above ground level. The cladding material will stop in line with the underside of the joists. On flat sites, a consistent gap of 20mm will be left around the edge of the room. Where sites are not completely level, the gap will vary and can be infilled with composite decking, painted ply or rodent mesh as preferred. Weeds cannot grow under the room as there is no daylight, however, we do use weed suppressant fabric under decking.

Whatever you want! Aluminium bi-folding doors are very popular but we can supply as range of Aluminium and uPVC fenestration as preferred. Our glazing is made to order so there are no limitations on size or positioning of the glazing elements.

Yes. We can install everything you need to have a fully functioning WC, shower room or kitchenette. You will not need to engage any other tradespeople, we take care of everything.

Yes! We use low-profile "frameless" skylights. Available in many sizes and a great way to provide an additional 300mm of head height, for example under a treadmill where you need a little more space.

A popular choice is of course cedar. We use the best available Canadian Western Red Cedar on our garden rooms. Alternatively, larch is a paler material which offers a long-lasting alternative and costs quite a bit less. Our range of homegrown larch which has been charred, brushed and coloured is a great option for those who want a contemporary feel and care about using local materials. If composite materials are preferred we offer cladding boards in a range of colours. Where walls are unseen or set up against the property boundary, cement board cladding can offer great value with the benefit of being non-combustible.

Plaster and paint is our recommended specification so the room feels like any other room in the main house. Other contemporary options for your internal cladding include birch faced ply, whitewashed birch ply, Varnished oriented strand board (OSB) or satin melamine.

Our rooms are designed for year-round use. Our multifoil insulation is applied to the floor, walls and ceiling. The insulation is sealed at the joints resulting in impressively low heat loss. A typical room will have a 1.5kw or 2kw app-controlled programmable panel heater. Even when external temperatures fall below zero, the room will be comfortable. It takes around 10 mins for a small room to get up to temperature if the heater is switched off at night so most people use the timer function for daily use.

Yes. You can specify air conditioning and we will install an appropriately sizes wall mounted Samsung unit with phone app control. Our AC comes with a manufacturers 5-year warranty and will cost around £1600 for a 15m2 room.

We a proud to offer a 10-year structural warranty. Our warranty is designed to meet or exceed the warranties provided by the market leader and full details are available on request.

Our payment terms are as follows; a £2500 deposit is taken on confirmation of order so that glazing elements can be manufactured right away. The remaining balance is split into three payments; 40% due once materials are on site and foundations are complete. 50% once structure and roof coverings are complete, and the final 10% on completion of all works.

While we do have popular styles and configurations, we prefer to discuss your requirements and design a garden room that is based on your needs and aesthetic preferences. If you see a room design you like on our website or elsewhere, we can match it!
