Educational and Community Buildings

About This Service

Your trusted partner in transforming spaces.

At Primrose Projects, we specialise in bespoke timber-framed buildings for schools, community groups, sports clubs, and charities across London and the Home Counties. We combine the precision of high-end construction with the personal accountability of an owner-managed business.

We build entirely on-site, so access restrictions are never a barrier. Unlike off-site modular manufacturers, our continuous design-alongside-build approach means changes can be made without additional cost or delay, ensuring the final result perfectly aligns with your evolving needs.

Why Choose Primrose

Five reasons schools & communities choose us.

We’re not a modular manufacturer. We’re a construction company with the expertise, flexibility, and personal ownership to deliver exactly what your institution needs, on time and on budget.

01

Tailored Excellence

We create custom-built timber structures that blend seamlessly with your setting, whether a school campus, community site, or residential environment. Your needs are unique and our buildings reflect that.

02

Versatility in Design

Our buildings serve as classrooms, libraries, activity centres, meeting rooms, community cafés, and more. Designed to be adapted and expanded as your requirements evolve, with no access restrictions since we build entirely on-site.

03

Cost-Effective Solutions

Fixed pricing with no hidden costs, starting from approximately £1,800 per square metre. We can beat any like-for-like quote and consistently deliver better quality and value than modular alternatives.

04

Sustainability Matters

Our buildings are built to last 60 years. Highly insulated, energy-efficient, and constructed using eco-friendly materials including sustainably sourced timber. Better for your institution and better for the environment.

Case Studies

Projects we've
delivered.

London, England

Bayswater College

Primrose Projects delivered the full internal refurbishment of the Bayswater College campus in central London, transforming the existing premises into a modern learning environment for international students.
Watford, Hertfordshire

Random Café

Random Café is a non-profit in Watford that combats food waste and food poverty by intercepting surplus ingredients and offering pay-as-you-feel meals. As their popularity grew, they needed a new purpose-built space. Primrose designed and built a building with dedicated food storage, preparation and cooking areas, a welcoming dining space.
Taplow, Berkshire

St. Nicholas Primary School

St. Nicholas sits at the heart of the beautiful village of Taplow, so the new 30 m² building needed to keep a low profile while meeting a fixed budget. Primrose was instructed in early July and delivered the project, including associated landscaping and accessible pathways, by the end of August. All within four weeks on-site.
Hampshire

The Westgate School

Primrose transformed an unused caretaker’s house into a modern educational facility housing six dedicated classrooms for one-on-one and small-group teaching. The Tailor Provision was designed to support a more personalised, student-centred teaching model delivered within a demanding six-month timeline from conception to occupation.
